Rare opportunity for development adjacent to Kingsway Country Club in Lake Suzy, FL, near Port Charlotte and Punta Gorda, FL. Cash sale but owner financing is possible.

Engineering is complete for a 64 unit PUD but DeSoto County is open to multifamily or some combination of single and multifamily, including the possibility of condominium aircraft hangers to take advantage of adjacent private airport. All SWFWMD permits are in place.

This parcel has great access as it is bounded on the South by almost 4,000 feet of paved streets (Kingsway Circle and SW Egret Circle) so there is no need for long and expensive access roads to serve your development. As an added bonus, these streets already have utilities in place so these infrastructure costs will be greatly reduced.

This parcel is convenient to the I-75 Kings Highway exit (170) where Walmart is located and other businesses are now arriving, including Culvers, Arbys, 7-11, Racetrack and soon Popeyes. There is easy access to all the area's shopping and dining thanks to I-75, Kings Highway and Veterans Blvd.

Kings Highway will soon be 4 lanes and it is rumored there are other big changes afoot in the immediate area. When these things come about it will be too late to buy development land at this price so bring this to your clients' attention today.
